Start at the top of the house

Check valleys, step flashing, chimney counterflashing, pipe boots, and gutter overflow points. Ceiling stains near exterior walls are often roof or wall-interface failures, not “mystery humidity.”

Then walk the grade

Downspouts that dump at the foundation, soil that slopes toward the house, and clogged drains create basement waterproofing emergencies even when the roof is healthy. Look after the next heavy rain while the evidence is still wet.

Decks, balconies, and door pans

Horizontal waterproofing failures at decks and thresholds often masquerade as “roof leaks” one floor below. If the stain lines up under a balcony door, say so on your inspection request.
